Innovative Revitalization at CW Lofts
Erickson Asphalt & Concrete recently undertook a significant multi-phase revitalization project at CW Lofts in Northeast Minneapolis, transforming the space while ensuring minimal disruption to residents. Originally converted from the historic Cream of Wheat factory in 2006, CW Lofts features loft-style condos celebrated for their unique character, including preserved railroad track accents. The homeowners' association (HOA) at CW Lofts is dedicated to maintaining both the functionality and historic integrity of the community.
Concrete and Asphalt Enhancements
The project began with the removal and replacement of nearly 900 linear feet of aging concrete curbing, restoring both edge control and drainage efficiency. In addition to improving day-to-day safety, the upgraded concrete work enhanced the overall aesthetic of the community.
As for the asphalt paving, different sections were treated based on their condition. A comprehensive approach included a two-inch mill and overlay for over 12,500 sq ft where the surface was worn but the base was intact. The project also incorporated profile milling over 46,000 sq ft to smooth transitions and enhance drainage, alongside a full-depth replacement of 6,000 sq ft in a section built over a thick concrete base, showcasing a commitment to long-term performance.
Maximized Performance and Safety
Finally, to preserve areas in good condition, Erickson’s team applied sealcoating over a 7,000 sq ft entryway, maximizing performance and longevity. These procedures not only safeguard the integrity of the pavement but also align with contemporary best practices for commercial driveway resurfacing, addressing crucial factors such as drainage solutions and reducing reflective cracking.
